Plaza/Terrace Rehabilitation
Whether used for outdoor dining, as extensions of the building interior, or simply as landscaped pedestrian settings, plazas and terraces offer building owners and occupants many benefits. But they also come with their own set of repair problems. Most deterioration in plazas and terraces stem from poor detailing and a failure to accommodate water flow and water removal, incorrect installation, and inappropriate materials.

Hoffmann Architects provides owners and managers with an in-depth assessment of existing conditions in plazas and terraces, and, when needed, comprehensive architectural and engineering solutions to correct any problem areas.

Hoffmann Architects designs its plaza/terrace rehabilitation projects with one overriding goal -- effective management of water flow. The firm's architects and engineers resolve plaza and terrace problems by:

  • investigating and analyzing the cause of deterioration
  • developing and implementing a concise program of repair
  • providing expert guidance and detailed recommendations for long-term maintenance of the rehabilitated plaza or terrace
The firm typically recommends the use of a fully adhered waterproofing membrane to create the most effective barrier to water infiltration. The firm has extensive experience in designing and administering the installation of rubberized asphalt sheet membranes, adhered butyl sheet membranes, or hot-applied rubberized asphalt. Among the finish systems the firm designs are paver-on-pedestal systems, solid-set paver systems, and loose-laid systems.
